RCP Companies has announced a $108 million multifamily development called Wellory Living for the MidCity District in Huntsville, Alabama. The project is planned as a net zero energy community that combines housing with dining and retail options while aiming to keep its carbon footprint low.

Wellory Living will sit on 4.2 acres at the corner of Old Monrovia and Stax Street. The six-story building is slated to hold 328 apartment units, along with 13,582 square feet of ground-floor retail space. Residents will also have access to co-working areas, a roof-level lounge and an outdoor terrace overlooking the MidCity district.

A net-zero energy building produces as much renewable power as it uses. Developers typically get there through a combination of onsite renewable generation, electrification and deep efficiency measures. Wellory Living is projected to be an all-electric building, and more than 40,000 square feet of its roof will be covered in photovoltaic panels that generate power daily.

Other features meant to support the net zero goal include reflective roofing, smart thermostats and sharply reduced leakage and waste. RCP Co-Founder Remy Gross said the company is also addressing several operational sustainability areas, among them landscaping, construction waste management and tenant engagement. The design and construction will rely on low-carbon materials and design concepts, which Gross said bring environmental and health benefits to tenants and guests. The approach aims to keep reducing impacts during construction and once the building is operating.

"We are constantly evaluating and re-imagining the community's needs so we can attract first-to-market innovative solutions that lead Huntsville into the future," Gross said.

Grounded Capital Partners has teamed up with RCP to bring the concept to Huntsville and other parts of the southeast. Parren James, a principal at the investment firm, said Grounded Capital's focus on the health of systems made the project a natural fit, and that it would support regenerative social, ecological and financial systems in the city. He said Wellory Living will show that sustainable living is achievable for anyone hoping to reduce their carbon footprint.

Huntsville Mayor Tommy Battle also praised the project. He said it reflects the city's innovative, forward-thinking character and credited RCP with delivering housing options "as bold as the people of Huntsville." Battle added that MidCity District continues to present Huntsville as a destination where top talent can live, work and play.

Pinnacle Financial Partners provided the debt financing. Lord Aeck Sargent is serving as lead architect, and ARCO Murray is the general contractor.

Construction is scheduled to begin in winter 2023, with full completion expected by summer 2025. RCP said it will release additional project details and renderings as construction moves forward. Further information is available at MidCityDistrict.com.
